How do I get changes made to a house plan I buy here?
Two ways. Some designers offer a fixed price alterations menu you choose from with the plan, in one checkout; or you ask the designer for a change before you buy and they quote a price and a time in a thread. Either way the job has a due date in business days, the designer can only move it if you accept, and if the revised set is more than 3 business days late you may cancel that part for a refund of its price and keep the plan.
The alterations menu
A designer can turn on common alterations for a plan and set the price and the number of business days for each. The site never sets, suggests or discounts those prices. The common items are: reverse (mirror) the plan; 2x6 exterior walls; change foundation to slab; change foundation to crawlspace; change foundation to basement; change foundation to pier and beam; add a garage bay; change garage entry (front or side); raise wall and ceiling heights; add or enlarge a covered porch or patio; add a bonus room over the garage; change the roof pitch; add a fireplace. Designers can add a few items of their own. [2]
You pick alterations on the plan page with the license, in the same checkout. The plan is delivered at once; each alteration opens a thread with the designer, and the revised set is delivered from that thread, stamped like any other. [1]
Quoted changes
For anything not on the menu, ask the plan's designer before you buy. They quote a price and a time in the thread. If you accept, you pay for the plan and the changes in one checkout, and the revised set comes from the thread under the license tier you chose. [1]
A change that needs an engineer is not something the site draws or prices. Build This Plan does not provide engineering; where you need an engineer, it can put you in touch with an independent one who bills you directly. [1]
Due dates and extensions
Every paid alteration or quoted change is due the number of business days the designer set, counted from payment, Monday to Friday on Texas time. Holidays are not skipped. You and the designer both see the date and a countdown in the thread. [1] [2]
If the designer needs longer, they ask you for a new date and give a reason. Accept it and that is the new due date; decline and the date stands. [1]
If a job runs late
Once the revised set is more than 3 business days past its due date, you may cancel the alterations or changes in the thread. The full price of that part is refunded to your card, you keep the plan license (for a quoted change, the original set is delivered then), and the designer is not paid for the cancelled part. Nothing else about the order is refunded by this. [1]
A designer can pause new alterations and change requests when busy, and they pause on their own while 2 or more of that designer's jobs are overdue. [2]
The on time record, and who is paid
Once a designer has finished 3 paid jobs, their pages show how many were delivered on time. [2]
The designer keeps 90 percent of each alteration or quoted change, and 70 percent of each plan sale, after card fees. [2]
